Distribution Partner Agreement

The following explanations serve to provide you, as a potential distribution partner, with a comprehensive overview of the framework and scope of a possible cooperation agreement.

These explanations are intended to transparently present the essential parameters of our envisioned business partnership and create a solid foundation for your considerations regarding a collaboration.

Should you find that information is missing that you consider necessary for a complete assessment of the cooperation opportunities and which is not sufficiently clarified in the present explanations, you are naturally free to submit your relevant questions to us in writing via email.

We assure you that all inquiries will be processed promptly and with the required professional competence. Furthermore, after prior appointment scheduling, there is the possibility to discuss and answer your questions within the framework of a telephone conversation or an online video conference.

Authorization and Scope of Distribution Partnership

Our registered distribution partners receive the same reseller powers that were granted to us by our cooperation partner AL HABTOOR GROUP - LLVC L.L.C. (Lifestyle Luxury Vacation Club) Al Habtoor City - Business Bay - Dubai UAE. This authorization includes the resale and rental of hotel and resort apartments, which extend across 240 destinations worldwide (destination list - see footnote).

Upon successful completion of a booking of the provided hotel rooms and apartments, all associated rights and obligations transfer to our registered distribution partners.

Usage Rights and Marketing Authorizations

Each of our registered distribution partners is expressly permitted to use image material and property descriptions that we provide to our distribution partners, as well as to use identical local registration numbers as commercial lessors of tourist accommodations.

Our distribution partners are unrestricted in advertising, publishing, and marketing as well as free pricing on all web and print media, such as Airbnb, Booking.com, Expedia.com, HRS.com, Hotels.com, and the like.

Reservation Requirements and Availability

To ensure proper reservations, availability must be offered and forwarded exactly according to the availability stored in our web shop in a 1:1 ratio. Reservations must be made at least 28 days before the guest's arrival.

Reservations below this minimum lead time require a previously submitted reservation request, which we are not obligated to accept. Only after our express acceptance of the reservation request does the paid reservation by our distribution partner occur through payment via our integrated payment system on our homepage.

Stay Duration and Cancellation Conditions

We accept reservations from a minimum of 7 (seven) nights to a maximum of 7 (seven) nights. Longer stays may be possible, whereby the 7-day minimum booking rhythm must be maintained.

All reservations are made at a NON-REFUNDABLE rate and cannot be refunded upon cancellation. Local taxes, tourism fees, and any taxes that vary depending on location and destination may be charged to the arriving guest on-site by the respective hotel or resort as an external fee. We ask you, as our distribution partner, to expressly inform guests about these additional costs.

Service Scope and Inclusive Services

All available hotel rooms and resort apartments are to be offered without meals (breakfast, lunch, dinner, snacks, and beverages). Regular cleaning, bed linen, and towels where applicable are generally included in the price at each of our hotels or resorts. WiFi is available free of charge at all our hotels and resorts. The reception on-site is generally staffed continuously, as is the security personnel.

Liability Exclusion and Review Guidelines

As a reseller within the framework of our distribution agreement, you are not responsible for any damages, defects, or guest dissatisfaction regarding the cleanliness and services of the respective hotel or resort. This responsibility is assumed by the local hotel or resort on-site.

Please inform your guests not to attribute these defects to you as reviews, in order to continuously maintain your good and high ratings on the platforms where you have created listings. The only review criteria attributable to you concern the price-performance ratio and communication with your guests.

Booking Procedures and Payment Terms

After you have received a reservation through your distribution channels that occurs no less than 28 days before your guest's arrival, you make the booking for this reservation on our homepage and settle it using our integrated online payment system.

We reserve the right to bindingly confirm your reservation within 24 hours of receipt. All reservations received by us before 12:00 PM will be confirmed by the next business day at the latest.

Guest Information and Confirmation Procedures

You are obligated to provide us with the name and contact details of your guest, as the reservation confirmation must be issued by means of a "Guest Certificate" in the guest's name. This certificate must be presented by the guest to the respective hotel or resort on-site upon arrival.

Data Protection and Confidentiality

We treat the data that you forward to us from your guests strictly confidentially and maintain it in our records until the guest's complete check-out. Subsequently, this data is deleted from our system.

Invoicing and Value Added Tax

You as a distribution partner receive from us the corresponding invoice for each reservation, which is issued in your name or the name of your company according to the distribution partner contract.
